What a non-compliant or deteriorated dune crossover costs.

Dune crossovers that fail county specification are required to be removed at the owner's expense. Non-compliant stair riser heights, inadequate handrail systems, and insufficient clearance above the dune crest for sand passage are the common failure points. Structural deterioration in pressure-treated crossovers appears as stringer rot at the ground contact points — typically 8–12 years on untreated wood in direct sand contact.

Crossover design begins with the property survey. Keith locates the Coastal Construction Control Line (CCCL) — the regulatory boundary that governs everything seaward of it — and confirms the crossover route and county-required clearance specifications. Material selection is determined by community aesthetic standards, maintenance preference, and budget.

Barrier island properties — Orchid Island, John's Island beachfront — sit seaward of the Coastal Construction Control Line. The CCCL is an invisible regulatory boundary on every property. Any structure seaward of it is subject to stricter setback and design review under FDEP Coastal Construction rules.

What we specify, and why.

Composite decking is specified for most new crossover installations — it eliminates the stringer rot issue that limits pressure-treated wood crossovers to 8–12 years. Composite systems on aluminum or hot-dipped galvanized steel framing are specified where the community aesthetic requires a natural finish with composite performance. Handrail systems are engineered to IRC compliance standards — load, height, and balusting interval are non-negotiable county requirements, not design preferences.
