Orchid Island is a 1,150-acre barrier island community in northern Indian River County with both Indian River Lagoon frontage and Atlantic Ocean beachfront exposure. Lagoon-side properties sit within the Aquatic Preserve, with seagrass clearance requirements governing dock and piling design. Ocean-side lots are subject to the FDEP Coastal Construction Control Line (CCCL) and FWC sea turtle nesting season restrictions (May 1 – October 31), which affect dune crossover and ocean-side structural scheduling.

Architectural review
We handle the architectural review submission.
Orchid Island Homeowners Association manages architectural review for all exterior construction within the community. The Orchid Island process evaluates dock materials, finish specifications, and structural plans for consistency with the community's West Indies architectural standard. For ocean-side work, the HOA review runs concurrent with FDEP CCCL permitting. Deckmasters has submitted projects through the Orchid Island HOA review process and understands the material palette and structural documentation the committee requires.

Lagoon-side pile work is subject to manatee season restrictions (November 15 – March 31). We schedule projects to work within these windows — and we start the permit clock early enough that construction can begin in the optimal seasonal window.
How long does a typical project take at Orchid Island?
Orchid Island projects typically run 4 to 9 months from contract to completion, depending on whether the work is lagoon-side (dock/seawall) or ocean-side (dune crossover). HOA review runs 2 to 5 weeks. FDEP and county permits take 45 to 90 days. Construction takes 4 to 8 weeks once permits are cleared. Ocean-side projects are additionally constrained by the sea turtle season window.
