Residential Dock with Boat Lift — Orchid Island

Orchid Island's lagoon-side properties sit within the Indian River Lagoon Aquatic Preserve, where every new dock requires seagrass survey coordination and FDEP Environmental Resource Permit review before the first piling is set. For this project at a waterfront residence on Orchid Island, the goal was straightforward: a private dock capable of handling a center-console vessel with year-round lift storage — built once, built correctly.

The dock design extended 80 linear feet from the seawall cap, terminating in an 8-by-40-foot terminal platform — large enough to accommodate cleaning, fueling, and routine maintenance without congestion. Concrete pilings were selected for the primary foundation: corrosion-resistant in the brackish lagoon environment and structurally suited to the 16,000-pound cradle lift load the platform was designed to carry.

The composite decking surface runs the full length of the dock and across the terminal platform. Composite was specified over pressure-treated hardwood for two reasons: it requires no periodic sealing or staining, and it eliminates the leaching of wood preservatives into the Aquatic Preserve environment — a factor FDEP review committees note in their evaluations of new dock submissions.

The 16,000-pound aluminum-frame cradle lift was coordinated with the structural design from the start, not added after the dock was permitted. Load path from the cradle to the pilings was engineered before the permit application was filed, so the lift system was part of the permitted scope rather than a separate add-on requiring additional authorization.

FDEP General Permit, USACE Nationwide Permit 13, and the Indian River County building permit were obtained concurrently. The Orchid Island HOA architectural review was completed before any permit applications were submitted. Construction completed in 2024 with final county inspection passed on the first review.
