The water here
The water here — what it means for construction.
The Moorings is a gated oceanfront and lagoon-frontage community on the Vero Beach barrier island with access to the Indian River Lagoon via its canal and navigable waterway system. Dock setback requirements from the Intracoastal Waterway channel centerline (75 feet minimum) are the primary design constraint for structures fronting navigable water. The community's canal system presents shallower water depths than the open lagoon — seagrass survey and bottom conditions inform dock elevation and piling depth decisions on every project.

Architectural review
We handle the architectural review submission.
The Moorings HOA requires architectural review approval for all exterior waterfront construction. The committee reviews dock footprint, materials, and structural drawings for compliance with community design standards. The Moorings has a smaller, more direct committee process relative to John's Island or Windsor — review decisions are typically delivered within 2 to 4 weeks. Deckmasters prepares the submission package and coordinates directly with HOA management, managing the back-and-forth so the property owner does not need to.
We have submitted ARB applications within The Moorings and navigated the approval process on multiple projects since 2005. We know what the committee requires, what format they prefer, and how to answer their structural questions.
