What happened and why it matters.

Not every marine construction project requires FDEP coordination. When the work is contained within an existing permitted slip — no new pilings in state waters, no modification to the dock footprint — the permit pathway is narrower and faster. That was the case for this boat lift installation at a residence within The Moorings.

The existing dock had an open slip that had been used for dry storage. The owner wanted wet-storage lift capability for a vessel at the upper limit of standard residential lift capacity. The 16,000-pound cradle configuration was selected based on the vessel's beam, draft, and balance requirements — not on what a catalog listed as standard.

A 4-piling cradle lift was designed around the existing dock structure. The four lift pilings were set within the permitted slip boundary, keeping the installation entirely within the existing permitted footprint and thereby avoiding an FDEP permit trigger. Indian River County building permit was obtained for the structural work — the appropriate and complete permit pathway for this scope.

The galvanized steel frame was fabricated to fit the slip configuration rather than adapted from a standard unit. Galvanized steel was specified over powder-coated aluminum for the primary frame because The Moorings' canal system, while protected, experiences the brackish exposure typical of all Indian River Lagoon-adjacent waterways. The drive system — motor and cable — was sized to the cradle weight rating with an appropriate service factor.

The installation was completed in a single mobilization in 2023. No structural modification to the existing dock was required. The lift passed Indian River County inspection on the first review. The vessel was in the water the following weekend.
